Housing society management apps in India: how to choose

Realtely Team

Most housing societies in Indian cities now use an app for gate security. Fewer get the rest of the job right: maintenance billing, accounts, complaints and communication. If your managing committee is choosing or replacing an app, look at the whole job.

What a society app should cover

  • Visitor and delivery management at the gate, with resident approvals on the phone.
  • Maintenance billing and collection, including reminders, receipts and late fees.
  • Society accounting that your auditor can work with.
  • Helpdesk and complaints, with tracking until a complaint is closed.
  • Notices, polls and amenity booking for the clubhouse, hall or courts.
  • Staff management, covering attendance for guards, housekeeping and domestic help.

Security-first or accounting-first

The main apps fall into two groups.

Priority Apps to evaluate
Gate security and resident convenience MyGate, NoBrokerHood
Billing and accounting ADDA, ApnaComplex

Large gated communities often lead with security. Societies where the treasurer spends weekends on spreadsheets should lead with accounting.

Questions for the committee meeting

  1. Who pays: the society, residents, or both?
  2. Will the app's accounting reports satisfy your auditor?
  3. How are guards trained, and what happens when the gate tablet goes offline?
  4. Can you export all financial data if you switch apps later?
  5. What resident data is collected, and who can see it?
